01

Design

We start with how you'll live in it: who stays, for how long, and what it needs. Then a plan sized to your lot and your budget.

  • Site visit: setbacks, access, sewer and power routes
  • Floor plan and exterior that suit the main house
  • A budget range before drawings are final

02

Permit

We prepare the drawings and handle the permit with your city, including any engineering, and answer the reviewers' questions.

  • Building, plumbing and electrical permits
  • Fees and timelines on paper up front [confirm typical review times with Tim]

03

Build

Foundation, framing, roof and windows, then licensed plumbers and electricians, insulation, drywall, floors and finishes. Inspected at every stage.

  • One schedule, one point of contact
  • Weekly updates with photos

04

Keys

Final inspection, a walk-through with you, every last small fix done, and the keys. Plus the warranty in writing.

  • Manuals and warranties in one folder
  • A check-in after the first season

First questions

ADU, or not?

What it has inside decides the rules. Answer three questions for a first read.

What's it for?

Will someone sleep there?

What goes inside?

That's an ADU.

    Questions

    What people ask first.

    Do I need a permit?

Yes. Anything built for someone to live in needs a building permit. We prepare the drawings and handle the permit with your city.

    Can I rent it out?

Usually, for long-term renters. Rules for short-term rentals change from city to city, so we check yours early.

Will my property taxes go up?

Usually, yes, because you're adding living space. Your county assessor can give you an estimate before you build.

Does it need its own water and power meters?

It can share yours or have its own. Separate meters cost more up front. We price both so you can choose.

    How long does it take?

Design and permits often take as long as the build itself. You get a written schedule once the first plan is drawn.
